Here’s the short review: Hazel works fast and accurately and she had our back. After about a month from meeting her at an open house, we were moving into the exact house we wanted, in the prime location— no comprises. And we were under budget. She negotiated for us in a crazy tight competitive market, getting our offer accepted (not the highest one on the table, but it was clear to the seller that Hazel was trustworthy and going to make the deal work) and then negotiated us a price reduction. It’s not good luck— it was Hazel. Here’s the full story: I met Hazel at an open house after working with another realtor for a few months. My husband and I gave her our seemingly impossible task: we had just moved back from the Midwest, wanted to buy a single family home in NE LA (preferably Mt Washington), and had a budget that the market deemed “entry level” at best. Three weekends later we were in escrow. I loved meeting up with Hazel and getting her opinions on houses (she even did a virtual showing when we got covid!), and her no nonsense attitude made deciding whether to bid or not super easy. She has a good “spidey sense” about what things will get bid up to, but always encouraged us to make an offer even if we got blown out of the water. She never made use feel like small potatoes or worth anything but 10000% of her time. Looking and bidding was great with Hazel, but she really came through for us when we were negating the asking price and in escrow. She quickly made best friends with the agent, convinced her to take our bid even though it was NOT the highest offer on the table, and then encouraged us NOT to waive any contingencies so that when some of the inspections came back we were able to negotiate for a closing credit and a price reduction. All of this while closing in 15 days. Hazel works fast and accurately and she had our back. After working with her, I looked back at some of the other offers we had submitted with a previous realtor and was honestly terrified at the sort of financial house trouble we could have gotten into with those poorly written offers. My now husband and I were unexpectedly thrown into the home buying process when our current landlord suddenly decided to list our rental for sale. We were planning to try and buy in the next few years, but being thrown in so suddenly left our heads spinning. (Suffice it to say we had NO idea what we were doing.) We reached out to Hazel because we saw she had recently sold a condo in our area, and to date it is one of the best choices we have ever made. When my wife and I decided it was time to purchase a home, we reached out to Armen and provided him with the basic parameters: price, size, neighborhood, etc. Within 24 hours, Armen reached out with ~15 options that matched our criteria. As soon as our schedules permitted, we scheduled time to visit multiple homes in one outing.
Visiting homes with Armen was delightful. He was incredibly honest about what he viewed as 'pros' and 'cons;' he was knowledgeable about factors to consider, like traffic conditions; and he provided excellent home decor recommendations. But, most important of all, he genuinely placed our interests before his throughout the process -- if he found issues, or felt that a home did not align with our top priorities, he would (politely) 'veto' such homes. In other words, and as trite as this may sound, Armen was matching us to the right home, he wasn't simply trying to sell us a home.
Additionally, Armen made himself available for every single question we had about the ENTIRE process. If we had a question about a specific line of text in one of the hundreds of documents involved in purchasing a home, Armen quickly and kindly provided an answer. When we had questions about subjects related to our home loan, Armen provided an answer. When we had to secure insurance for our new home, Armen allowed me to conference him into the call with the insurance agent to make sure that we were getting the best deal and understood everything the agent through our way. Yes, you read that correctly -- I was already on the phone with an insurance agent, confused, so I texted Armen and he offered to JOIN THE CALL. That's how service oriented Armen is.
I can probably write five, or six, more paragraphs with specific examples regarding how amazing Armen is, but it really isn't necessary. If the above hasn't at the very least encouraged you to give Armen an exploratory call, I doubt more of my gushing words will do the trick. But, just know that by not calling Armen, you may be missing out on an incredibly rewarding experience.
Hazel is knowledgable, competent, responsive and kind. She takes time to know her clients well and will provide information and ask questions that nurture an understanding of and ease the path to owning a home. As I first time home buyer, the whole process was an education for me. Hazel, with skill and respect, walked ahead and alongside to ensure that I understood each step without being overwhelmed. From support through the process of identifying and securing a lender, to identifying a house, inspections, insurance and following up with the Mortgage company to ensure timely closure, she was efficient in communicating with all parties involved. She knows real estate and will employ her strong and trusted relationships with others to meet client needs. A lender who worked with me through the process, who did not know her prior to this, said she was AMAZING in getting him the information he needed to obtain pre-approval. I'm sure I have but a vague idea of the amount of work that Hazel did to mitigate potential problems, advocate on my behalf and clear the path for a 30-day close. She was so friendly and willing to help that we decided to give her a try. Hazel took the time to get to know us, our preferences and searched for something that would truly work for us. When we were busy, she would go check out properties for us to see if it would fit our needs. When it came to put an offer together, Hazel worked with us to put together the best offer with our needs and budget in mind. 05/24/2015 - Avaka Found tenant for Single Family Home in Mid City Los Angeles In February of 2015, I was finally ready to rent a house that I own in Los Angeles. The house was still not completely tenant ready then, but I reached out to Armen because I did not want to deal with showing the place to prospective tenants myself, nor did I really have the means to run credit checks. When the house was finally ready in mid March, Armen took care of taking photographs, preparing and posting the advertisement online and showing the place. Along the way, he did research on rents for similar homes in the area so that we could come up with a reasonable rent and he was very responsive throughout the whole process. He also arranged for the signing of the rental agreement after we found tenants from among the applicants and answered my many questions about the fine print in all the paperwork. The tenants moved in on May 1 and Armen continues to follow up and keep in touch to see how things are going. His services were a huge help. Without Armen's help finding tenants would be a daunting task since I've never had to do this myself before.
